Whether you're just starting your search for an apartment in NYC or already preparing for move-in day, this FAQ page covers everything you need to know about living at Marquis Apartments.

Tours and Visits

You can schedule a tour of any Marquis building directly through our website or by calling our leasing team at (866) 979-0224. We offer both in-person and virtual tours of available units across our Upper West Side, Midtown East, Sutton Place, and Murray Hill locations.

Application and Leasing

You can start your application online or in person with our leasing team. We'll walk you through the steps, including documentation and availability.

Applicants need to submit a valid government-issued ID, proof of income (pay stubs or tax returns and a bank statement), and a completed application form. Additional documentation may be requested based on individual circumstances.

In general, applicants should have a combined annual income of at least 40 times the monthly rent. If you do not meet this requirement, a qualified guarantor may be accepted, provided they earn 80 times the monthly rent.

Alternatively, we can consider liquid assets: applicants must show 3x the annual rent, and guarantors must show 6x the annual rent.

Standard leases at Marquis Apartments are for 12 months. Contact our leasing office if you need flexibility—availability of alternative lease terms may vary.

Subletting is not permitted. Please contact our leasing team to discuss options if your circumstances change.

Yes, all residents are required to carry renter's insurance for the duration of their lease. Proof of insurance must be provided before move-in.

Our lease renewal team will contact you before your lease ends with renewal options. You may also reach out to them directly to begin the renewal process.

We do not currently participate in affordable housing programs.

Move-In and Move-Out Support

Fees can vary depending on which building you choose! We have a comprehensive fee breakdown for each building on the availability page. From our website, navigate to the "Properties" option in the menu, scroll down to "Available Units," and click on the floorplan of your choosing. There you will find any associated fees you'll need to consider.

Move-in instructions and dedicated elevator scheduling are provided in advance. Our on-site teams are available to assist with move coordination.

You're welcome to decorate your apartment, but permanent changes (like painting or structural modifications) require written approval from management.

Please contact our lease renewals team to discuss early termination policies, which vary depending on your lease agreement.

We require at least 60 days' written notice before lease termination.

You'll receive move-out instructions from building management, including key return and cleaning requirements. A final inspection will follow.

Security deposit refunds are typically issued within 14–30 days after move-out, pending the results of your final apartment inspection.

Fees and Payments

The standard security deposit is one month's rent, due at lease signing.

Your gas bill is included in your monthly rent fee, as well as heating in West Side Marquis. Electricity, internet, and other services are the responsibility of the resident. For more building-specific fees, go to the "Properties" page on our website, scroll down to "Available Units," and click on the floorplan of your choosing. There you will find any associated fees you'll need to consider.

Internet service is available through major NYC providers like Astound, Spectrum, and Verizon Fios. Confirm availability with building management.

Rent can be paid online through the resident portal via ACH, credit card, or debit card. Auto-pay is also available.

Additional fees can vary by building. Once you decide which Marquis Apartment home is right for you, contact the leasing office to inquire about any fees that may apply.

Parking

Garage parking is available at James Marquis and West Side Marquis. Monthly fees apply and vary by location and availability.

Residents are welcome to host overnight guests. For extended stays, please contact management.

EV charging is not currently available at Marquis buildings.

Maintenance and Requests

Requests can be submitted online through the resident portal or by contacting the building's on-site management team.

Our team strives to resolve routine requests within 24–48 hours. Emergency issues are handled immediately.

Pets

Yes. All Marquis buildings are pet-friendly. Dogs and cats are welcome with some breed and weight restrictions.

Pet fees vary by building and may include a one-time deposit and/or a small monthly fee. Please ask the leasing team for details on the building's pet policy.

Breed and size restrictions apply, and vary per building.

While we do not have on-site dog runs, all locations are near pet-friendly parks and green spaces, including Central Park, Riverside Park, and several local dog runs.

Amenities and Facilities

Amenities vary by location but usually include:

Yes. All buildings have central laundry rooms, and some units include in-home washer/dryer.

Yes, bike storage is available in some buildings. Please contact the leasing office for details on your preferred location.

Yes. All our NYC apartments are wired for high-speed internet via major providers.

All buildings include secure package lockers or attended lobbies for safe delivery and pickup.

We offer studio, one-bedroom, two-bedroom, and select three-bedroom apartments. Floor plans vary by building.

Yes. Virtual tours are available for most floor plans on our availability page.

Marquis does not currently offer furnished apartments.

Community and Lifestyle

To bring our residents together, we host seasonal events, holiday gatherings, and pet-friendly activities. Check in with your building's on-site management for your community's event calendar.

Yes. We ask residents to observe quiet hours between 10:00 PM and 8:00 AM to ensure a respectful living environment.

Noise complaints can be reported through the resident portal or by contacting the building's on-site management team.

Each Marquis location is surrounded by various public and private schools. Our Upper West Side apartments are especially convenient for families and Columbia University students. Contact us for details based on your building location.

Marquis Apartments are located in three central Manhattan neighborhoods: the Upper West Side, Midtown East/Sutton Place, and Murray Hill. All buildings are within walking distance to multiple subway lines, major bus routes, and CitiBike stations, making it easy to commute across the city.

All Marquis NYC Apartments are smoke-free. Smoking is not permitted in apartments or common areas.
